TUSCALOOSA, Ala. (WIAT) - A unanimous vote from the Tuscaloosa City Council will overhaul zoning ordinances in certain storm recovery zones. Three select areas will now be used for mixed-use developments. There are maps for the Cedar Crest area off of 15th Street and McFarland Boulevard, Alberta City, and 10th Avenue near the Rosedale Public Housing Complex. The mixed-use districts were presented to the Tuscaloosa City Council back in late November. Zoning for strictly residential areas will be drafted and presented in late February of 2012.
Within the mix-use districts there will be five types of buildings allowed under three classifications. Those classifications are noted as mixed-use high (MX-8), mixed-use medium (MX-5), and mixed-use low (MX-3). The numbers represent the maximum number of stories on each building. Building types will include mixed-use buildings, general, civic, apartments, and townhouses. Business will also be allowed under strict guidelines. The plan also includes detailed information on building setbacks and other lot standards.
